Request a Certified True Copy of Land Title in the Philippines

Keeping your land title records updated is important in the Philippines. Imagine you are about to sell your property, and the buyer will ask you for a certified copy of the title to verify if you are the legitimate owner. Similarly, when you plan to apply for a bank loan, the lender or bank will require you to submit a CTC of your land title for the mortgage application process. Securing a certified copy of your title is often needed to settle disputes and confirm legal ownership if you are dealing with legal matters such as property inheritance or transfer of land title.

 

What is a Certified True Copy of Land Title?

A Certified True Copy (CTC) of land title is an authenticated copy of the original certificate of title. It is commonly used as legal proof that the title exists and is legit. The CTC usually comes with annotations of any encumbrances, such as mortgages or claims, ensuring you have the most updated version of the title.

 

How to get a Certified True Copy of Land Title?

You can now get your CTC of Land Title online. Here are the steps on how you can get your CTC and where you can get it.

Step 1: Visit the eSerbisyo portal (eSP) of the Land Registration Authority (LRA), (www.eserbisyo.lra.gov.ph.). The eSP is an online system accessible to all clients anytime and anywhere for the purpose of requesting Certified True Copy (“CTC”) of titles in the custody of various Registries of Deeds (“RD”) in the Philippines. 

Step 2: If you don’t have an account yet, click “Register”. Fill up the forms with the required data.

Step 3: After you create an account, log in and click “Request Now”. Once logged in, you will be redirected to the eSP Home Page. Click the Request for Certified True Copy button to request a CTC of your title. Fill up the form and make sure that the requestor information and delivery address are correct. Then, click “Submit”.

Step 4: You will be prompted to payment option, select your preferred payment options (Debit/Credit Card, Landbank ATM, eWallet), then click Make Payment. For successful payment, a Payment Acknowledgment Receipt notification will be sent to the email address and/or mobile number. 

However, you have the option to pay later. Just click “Payment link”, a pop-up window will appear, “Are you sure you want to pay later?.” Click Yes. When you are ready to pay, go to the My Request module. Select the Request Identification Number, then click Make Payment.

Reminder: After receiving the payment, you may no longer request modifications, replacements, and cancellations. Please ensure that you provide accurate and complete information before making a payment.

Step 5: After successful payment, the CTC of your title request will be sent to your shipping address in the Philippines through a courier. Take note that upon delivery, you must present a valid ID upon claiming. If it will be claimed by other person, present an authorization letter for certified true copy of land title upon claiming.
